How much do you charge?

​All schemes are based on a individual basis which all impacts on cost, a example would be a terraced property based in a conservation area 

will take more time to produce hence a higher fee.

We can provide a Approx cost on Fees based on a basic description of a scheme. We have prepared a Document where fees are shown on a typical scheme from Single storey extension to Bespoke Extension.

Additional Charges to think about?

 

Throughout the process it is beneficial to budget for all costs from offset. Along with architectural costs, there are additional costs prior before works can start, from planning fees to building control inspection fees. We have provided a break down below, these are based on individual project basis as some potential schemes are covered under permitted development avoiding the need for planning.

  • Planning Application Fee
    Certificate of Lawful Development (if proposed works fall within limits of Permitted Development) - £103 (+£28 service charge)
    Householder Planning Application (where works to existing house require planning permission) - £206 (+£28 service charge)
    New-build House (where a new single home is to be built) - £462 (+£28 service charge)

    We organize the required application for you and submit the application on your behalf, through the planning process we also liase planners on your behalf, included within our fees, Planning department are paid directly to council.

  • Additional services required to provide information requested by the Planning authority (prices will vary but quotes will be gained by us if required).
    Topographical survey (almost exclusively required for new buildings rather than extensions)
    Ground investigation survey (almost exclusively required for new buildings rather than extensions)
    Ecology Survey (to ascertain impact of proposed development on wildlife - again, very rarely required for straightforward home extensions)
    Arboricultural Survey (to ascertain impact on trees - only necessary if trees are protected within conservation area or under Preservation Orders)

     

  • Structural Engineer Fee
    A structural engineer is usually required to design and specify the structural elements of the project. These include steel beams, roof structure, floor structure, foundations, amongst other items. The fee charged by the engineer is determined by the number of elements they must specify and calculate. Fees generally start at around £300-£500 but rise with the complexity of the structure required to achieve the agreed design.

    We will organise quotes from our preferred engineers, allowing you to choose the most cost-effective option.

     

  • Building Control application fee
    By law, all construction work requires the approval of an approved Building Control inspector. The fee includes 'Plans Approval' where approval is gained prior to works starting, based on our technical drawings. This ensures all elements comply with building regulations. The fee also covers site inspections by the Building Control inspector to assess and approve your contractor's workmanship.

    Fees start at around £400 and rise depending on the size of the project, usually up to around £1200 for very large extension projects.
